Trinity Development/Vincent Bluffs of Carver

Concept Plan and Comprehensive Plan Amendment Application:
The City has received an application from Trinity Development and Vincent Bluffs of Carver for a concept plan review of the property located south of Spring Creek Drive, between CSAH 11 and Mt. Hope Road. The property consists of approximately 50 acres. The applicants have also requested a Comprehensive Plan Amendment to reduce the density required on the parcel from Medium Density Residential (4 to 8 units per acre) to Low Density Residential (2 to 4 units per acre).

Access to the site is proposed from Spring Creek Drive and from an extension of Green Ash Drive. A road is proposed to be stubbed to the south to provide access to the property to the south in the future.

Single-family homes are proposed to be constructed on most of the site, with a total of 147 homes. M/I Homes (Hans Hagen Homes) is proposed to be the builder.

Process:
The Concept Plan is currently scheduled to be reviewed at the following meetings:
Planning Commission: Thursday, February 16, 2017, at 6:30 p.m.
City Council: Tuesday, February 21, 2017, at 7:00 p.m. (Concept Plan) and Monday, March 20, 2017, at 7:00 p.m. (Comprehensive Plan Amendment)
